The land under it is the unusual part: about 2.35 acres shaped as a narrow strip, no more than roughly 125 feet across and running about 1,100 feet from Highway 98 down to the water, which is why a building of this height sits on so little shoreline. For all that height, the shoreline it owns is short: the county's geometry shows the water meeting this lot's own boundary, with the state's Coastal Construction Control Line crossing inside it. Neighboring plats are Jade East Towers and the two Holiday Beach Resort filings.

HOA & Fees

Age drives every association question at this address. Section 553.899 required a qualifying condominium building that had already reached thirty years of age before July 1, 2022 to complete its initial milestone structural inspection before December 31, 2024, and on the county's recorded 1984 construction year this building passed thirty in 2014. Because that thirty-year clock runs from the day the certificate of occupancy was issued and not from the year carried on the tax roll, verify the true date first, then ask for the completed inspection report, the structural integrity reserve study it feeds, and the funding schedule the board adopted in response. With 45 residential parcels sharing the cost of a sixteen-level structure on a beachfront lot, the reserve position is the single most consequential document in the package.

Rental Policy

One detail of the city's program deserves particular attention at a building where residences change hands with rental histories attached: the City of Destin states that its short term rental registrations are not transferable from one management company to another or when a property changes owners.
