Ask which association governs the residence you are considering, when its inspection was completed or is scheduled, and what the resulting reserve study recommended.

Rental Policy

The City of Destin names the zoning districts where short term rental use is generally permitted, and four of them are specific to this barrier island: Holiday Isle Mixed Use and the low, medium and high density residential Holiday Isle districts, alongside the mainland and harbor districts. Which of those covers a given parcel is answered by the city's zoning map, not by the street name, so confirm the district before assuming eligibility. Registration under the city's program is annual and does not transfer with a sale. What the two recorded declarations permit is a separate question again, and since the residences here sit under two different phase filings, the governing document for one address is not necessarily the governing document for the other.
