About Destin Yacht Club
Destin Yacht Club keeps an older name in the public record. Okaloosa County files the property under the legal name Destin Yacht Club, but the header record it maintains for the building carries a note in the county's own shorthand: formerly known as Sandestin Yacht Club Condo. The building has no connection to the Sandestin resort in Walton County, and a buyer who meets that earlier name in a title search should recognize it as the same address. Construction is dated 1984 across every condominium parcel, on 2.31 acres. The county address file supplies the shape only in part. It places every residence between the second level and the twelfth, none at ground level, with three sharing the top. It will not support a tidy count per floor, because it and the parcel roll do not agree unit for unit: two of the lower residences are assigned a level their own unit numbers contradict, one unit the roll assesses has no address record at all, and one the roll folds into a neighbor's assessment is addressed on its own. The range and the thin top level hold up. A breakdown by floor does not, and this page publishes none. Fifty-two condominium parcels sit on the roll, one of which folds two unit numbers into a single assessment. The county's own header record for the property gives a third figure again, reading 50 units in its legal description, which matches neither the parcel count nor the unit designations actually in use. Read 52 as what it is, the number of assessed condominium parcels in this property's parcel identifier series, and expect a listing sheet or a title search to arrive at a different number for a reason of its own. The roll also answers a question a harbor buyer should ask early, and it does not answer it the same way for every residence. No dock, slip or marina is assessed here as a parcel of its own. The slips are written into the residences instead: 33 of the 52 condominium parcels name a boat slip by number in the legal description the roll carries for them, and 19 name none. Three of the 33 name more than one slip, one prints the book and page of the instrument alongside the slip number, and a few numbers appear on more than one parcel, which is the plainest sign that the roll is where the question becomes visible rather than a register to rely on. The point for a buyer is simple and worth stating outright: at this address a slip may or may not come with a residence, the assessment record is the first place that shows, and the recorded declaration and the deed are what settle it. The water deserves its exact name. County hydrography identifies the body this parcel meets as Old Pass Lagoon, the protected reach between the mainland and Holiday Isle that is more often called Destin Harbor, and the parcel touches no part of the Gulf polygon. The flood map does not treat that ground as one thing. Effective mapping puts an AE area at a base flood elevation of 10 feet across the part of the site nearest the lagoon, which is a special flood hazard area, with an area of minimal hazard behind it and a 0.2 percent annual chance area between the two. What no county file can settle is which side of that line an individual residence stands on. The county's own building footprint for the tower falls in the minimal hazard and 0.2 percent areas rather than in the AE band, but a footprint is not a residence and a parcel drawing is not an elevation; a specific unit is placed by an elevation certificate and by the association's flood policy, not by a map layer. Apart from the residences, the only parcels the roll carries under this name are the header record and a single common area parcel held by the building's owners association.
HOA & Fees
A twelve-level tower on the harbor gives an association a different ledger from a beach building's, with elevators and envelope on one side and whatever waterline structure the declaration puts on its books on the other. No dock or slip is assessed here as a parcel of its own, but the roll is not silent on the subject: 33 of the 52 condominium parcels carry a boat slip number inside their legal description, one of them printing the book and page where the instrument was recorded. That tells a buyer where to look and nothing at all about who maintains what. The recorded declaration, not the tax record, is what says which marine assets the association owns, which it licenses to individual owners and which it merely abuts, and whether slip upkeep, any dock structure and any bulkhead sit inside the assessment or outside it. Ask for that first, then read the reserve study against it. Age sets the other deadline, and it is behind this building rather than ahead of it. Florida Statutes 553.899 requires a milestone structural inspection of a residential condominium building of three stories or more, and a building that had already passed thirty years of age before July 1, 2022, as a 1984 tower had, was to have completed its initial milestone inspection before the end of 2024. Ask for that report, for any phase two inspection it triggered, and for what has been funded against it.
Rental Policy
This page makes no statement about whether a residence here may be rented, and a buyer should not infer one from the building's name or its harbor setting. The recorded declaration and the association's current rules are the governing texts, and the city of Destin adds an annual registration requirement with published occupancy limits over the top of them. Height changes the shape of the question here in a way it would not at a low building. Nothing is addressed at ground level: the residences begin on the second floor and climb to the twelfth, so every guest arrival travels a stair run and railing that Florida Statutes 509.2112 puts under a recurring safety filing once a property is operated as transient lodging. Ask which of those filings this association has made, and when the last one went in. A berth changes the question rather than answering it. Most of the residences here name a boat slip in their county legal description and a substantial minority name none, so establish first whether the unit in front of you has one at all, then ask separately how the association treats use of a slip by anyone other than the owner, since that is often handled outside the leasing provisions entirely.

Destin Yacht Club FAQ
Was Destin Yacht Club known by another name?
The county's header record for the property notes that it was formerly known as Sandestin Yacht Club Condo. The building stands in Destin at 320 Harbor Boulevard, in Okaloosa County, and has no connection to the Sandestin resort in Walton County, so the older name in a title search is the same address rather than a different property.
What water does Destin Yacht Club front?
Old Pass Lagoon, which is the name Okaloosa County hydrography gives the protected reach most people call Destin Harbor. The parcel meets that body and touches no part of the Gulf water body, so this is sheltered harbor frontage rather than beachfront.
How many residences are there, and on which levels?
The roll carries 52 condominium parcels, one of them combining two unit numbers into a single assessment. They sit between the second level and the twelfth, with none at ground level and three sharing the top. No count per floor is published here, because the county address file and the county parcel roll do not agree unit for unit about the middle of the building. The county's own header record adds a third figure again, reading 50 units in its legal description, which is why numbers quoted for this building elsewhere so rarely match one another.
Does a residence at Destin Yacht Club come with a boat slip?
Some do and some do not, and the county record is where that first becomes visible. No slip here is assessed as a parcel of its own, but 33 of the 52 condominium parcels name a boat slip by number inside the legal description the roll carries for them and 19 name none. Three name more than one slip, and a few slip numbers turn up on more than one parcel, so treat the roll as a starting point rather than a register. Read the legal description for the specific unit, then confirm it in the recorded declaration and in the deed, because those are what actually convey a berth.
Is Destin Yacht Club in a flood zone?
Partly, and the distinction matters. County flood mapping puts an AE area at a base flood elevation of 10 feet across the portion of the site nearest Old Pass Lagoon, which is a special flood hazard area, while the ground behind it is mapped as minimal hazard with a 0.2 percent annual chance area in between. The county's building footprint for the tower falls in the two lesser areas rather than in the AE band, but no parcel or footprint drawing can place a particular residence in or out of a flood zone. That is what an elevation certificate is for, and it should be read alongside the association's own flood policy.
