About Shoreline Towers

The name covers five condominiums, not one property, and Okaloosa County records each under its own legal name. Shoreline Towers I, II and III each hold 65 units at an actual year built of 1976; Shoreline Towers IV holds 10 at 1981; Shoreline Towers East holds 44 at 1983. That is 249 residences, and the five sets of instruments behind them are separate. They do not even share a street. Towers I, II, III and IV sit at 900 Gulf Shore Drive while Shoreline Towers East is recorded at 950 Highway 98 East. The two properties' recorded ground comes within about 890 feet at its closest, and their filed street addresses lie about 1,000 feet apart, close enough to look like one campus on a map and far enough to be a different address on a deed. Position relative to the water differs building by building, which is the correction that matters most. Tested against the county's hydrography polygons, two of the six outlines the county draws here reach the Gulf: the 3.57 acre parent parcel carrying the Towers I and II records, whose boundary is the mapped shoreline, and the 4.76 acre parcel under Shoreline Towers East. Five recorded condominiums means five declarations, five budgets and five reserve positions, and a document set handed over for one building answers nothing about the next. Establish which of the five the unit belongs to before reading anything, then ask what is genuinely shared between them and what only appears to be because the lawns run together. Age is the substantive risk and it is unusual in scale here. Under Florida Statutes 553.899, in the 2026 compilation, a condominium building of three habitable stories or more owes a milestone structural inspection in its thirtieth year and once a decade after, and any such building already thirty years old by the middle of 2022 was due its first report before 2025 began. Treat that thirtieth year as a ceiling and not a fixture. Subsection (3)(b) hands the local building official discretion to pull the requirement forward to a building's twenty-fifth year where conditions on the ground justify it, and the statute names nearness to salt water as one such condition. For five buildings standing on or just behind the shoreline, which clock the city actually runs is a question to put to the city. Recorded at 1976, 1981 and 1983, all five are well past that mark, so the milestone report and the structural integrity reserve study should already exist. Florida Statutes 718.112 then closes an option that used to exist, and here it closes it five separate times. Where a structural integrity reserve study is required, an owner controlled board may not adopt a budget funding the listed structural items below what its own study calls for, a restriction reaching budgets adopted on or after December 31, 2024. Each of these five associations answers for that alone, so a well funded reserve line at one of the buildings says nothing about the one standing next to it. Ask how the differing flood exposure across the buildings is reflected in each master insurance placement.

Rental Policy
