Walton County's covenants index lists six plats with Bayside in their names and two named Bonaire, and the county's address records file every house in them under Miramar Beach, ZIP 32550. Phase 1 of Bayside (Plat Book 9, Page 22) holds Bay Haven Court, Heron Pointe Court, a street named Bayside Park and part of South Shore Drive. Phase 2 (Plat Book 10, Page 25) carries more of South Shore Drive and part of Hideaway Bay Drive. Treetops at Bayside and its Phase II share Bay Tree Drive, Bonaire Phases 1 and 2 share Bonaire Boulevard, with Antilles Cove in the first phase, and the two Garden Homes plats hold Hibiscus Lane, Bougainvillea Court and Mandevilla Lane.
The state's 2025 parcel roll dates nearly every house in these plats between 1994 and 2001. By plat, it gives Bonaire and the first Treetops plat build years of 1994 to 1998, Treetops Phase II 1998 to 2001, the first Garden Homes plat 1996 to 2001 and Mandevilla Lane 2000 to 2002. Phase 1 holds the earliest build year the roll gives in the eight plats, 1992, and the eight houses built after 2002 all sit in Phases 1 and 2.
Filed with the state on August 9, 1991 as document N44624 and listed as active, Bayside Owners Association was reinstated in May 1998, according to Florida's corporate registry. County parcel records name it owner of record on a common-area or street parcel in each of the eight plats, the Bonaire street parcels among them, and one of those parcels is worded as Mandevilla Lane, a drainage easement and created wetlands. Both Bonaire phases share Book 1057, Page 170, and both Garden Homes plats share Book 1505, Page 318, their term taken from a master declaration at Book 778, Page 111. Each entry's term reads as a date plus successive ten-year periods.

Bonaire Phase 1 and Phase 2 are recorded at Plat Book 10, Pages 30 and 31. How big are the Garden Homes at Bayside houses on Mandevilla Lane?
On the state's 2025 roll, the Mandevilla Lane houses in Garden Homes at Bayside II (Plat Book 14, Page 17) date from 2000 to 2002 and carry area figures of about 1,360 to 1,580 square feet, the lowest range of the eight plats. The first Garden Homes plat, on Hibiscus Lane and Bougainvillea Court, runs from 1996 to 2001 and about 1,460 to 1,940 square feet. The state's roll guide defines that figure as total living or usable area, an effective measure that can add weighted garage and porch areas to the base area.
Which Hideaway Bay Drive lots in Bayside Phase 2 run over half an acre?
On the state's 2025 roll, lots 1 and 2 of Block D and lots 1 and 3 of Block E hold houses on about 28,800 to 36,400 square feet, roughly 0.66 to 0.84 acre, built in 1999, 2000, 2007 and 2010. Lot 2 of Block E, coded vacant residential, measures about 28,100 square feet.
