Living in Baytowne Ave East

Baytowne Ave East is the recorded subdivision Baytowne Avenue East, platted in four phases: Phases 1 and 2 in Plat Book 8 at pages 13 and 22, Phases 3 and 4 in Plat Book 10 at pages 7 and 43. County address records place it in Sandestin and give Miramar Beach, 32550, as the mailing city. Most house numbers repeat the lot number. Phase 1 takes most numbers from 1400 to 1463, including every lot on Baytowne Circle East; Phase 2 holds 1412, 1413 and 1464 to 1480 on Baytowne Avenue East; Phase 4 is lots 1540 to 1546, addressed on Baytowne Avenue North. Phase 3 alone is numbered 1 to 7.

The state's 2025 tax roll codes every improved parcel as a single-family house, with actual build years from 1989 to 2024 and living areas from about 2,200 to 5,500 square feet. County acreage runs from about 0.28 to 0.79 acre, and both ends of that spread fall in Phase 1; the Phase 2, 3 and 4 lots sit between roughly 0.4 and 0.6 acre. Beside each actual year the roll carries an effective year, and on several lots the effective year runs a decade or more later.

The Sandestin Owners Association's architectural review board names this subdivision in its guidelines for Single Family in Raven Oaks, alongside Island Green and Troon Drive, in a June 2021 excerpt of its 2010 guidelines. The excerpt caps height at 40 feet above the first floor and 45 feet above the road crown, allows a third floor of up to 250 square feet inside the roofline, and holds building coverage to 40 percent of a lot. It calls for walls that are primarily stucco with arches, colored from a subtle range of pastels, asks for garages of two or three cars, generally without street-facing garage doors, and has owners of lots 1450 to 1480 and 1540 to 1546 pour a concrete sidewalk at least six feet wide when the house is built.

Most lot legals in the county parcel records include an interest in common elements, and two Official Records citations recur among them: Book 521, Page 188 on many Phase 1 and 2 lots, and Book 592, Page 280 on most of Phase 3. Pull both recordings, with the four plats, before accepting any listing's description of common ground here.
