Beachwalk Villas is a townhome neighborhood in Miramar Beach, Walton County, that its own architectural guidelines describe as 22 acres holding 159 townhomes that surround a 10-acre man-made lake. The guidelines count 37 Mediterranean-styled buildings of three, four or six units, with four floor plans across the neighborhood; most units have two bedrooms and the larger ones three or four. Each unit has a front patio behind a privacy fence and a back patio facing the lake. The state tax roll addresses the homes on Beachwalk Drive, Circle, Place and Way, with living areas from 1,045 to 1,784 square feet.

Who approves exterior changes to a Beachwalk Villas townhome?
Two review boards. The Beachwalk guidelines require every exterior modification application to comply with the Sandestin Owners Association's architectural guidelines and with Beachwalk's own, and treat a change inconsistent with the Beachwalk rules as a variance. Final approval rests with the Sandestin board for, among other things, a fence lower than the six-foot cap, which the Beachwalk board may allow to preserve a view path or the existing scale, and a private carriage light, limited to one per building. The Beachwalk rules also name one concrete barrel roof tile, the Newpoint style Barcelona 900 series, and set paint colors for stucco, trim, fences and metal frames.
When were the Beachwalk Villas townhomes built, and in how many phases?
In twelve recorded phases, the first in Plat Book 5, page 81, and the twelfth in Plat Book 8, page 41. The state tax roll dates the Phase I townhomes to 1982, those in Phases II through VII to 1983 through 1986, those in Phases VIII through XI to 1988 through 1990, and the Phase XII townhomes to 1990. With eight years between the first buildings and the last, confirm a particular unit's year built, and what has been replaced since, from that unit's own records.
Can I replace the windows or add gutters on a Beachwalk Villas townhome?
Both are possible under the Beachwalk guidelines, with conditions. Replacement windows must meet current county building codes, with composite, fiberglass or aluminum framing and double-pane glass that may be lightly tinted; vinyl is not recommended, and foil or highly reflective material is not permitted. French doors or single doors with high-impact glass inserts may replace the main entry and sliding glass doors, though door style and material need approval. Gutters need approval from both the Beachwalk and Sandestin review boards and go on a whole building or not at all; the guidelines note that most buildings have none.
What drainage rules apply to Beachwalk Villas lakeside patios?
The guidelines say patios and decks on the lake side of a unit must not impede storm water runoff or cause drainage problems for neighboring properties. Patios on grade, except accessibility ramps and built-in seating, must sit at least four inches below the unit's interior floor unless the original construction was less than four inches, slope away from the building, and stay on the owner's property rather than the common grounds. Those are construction rules, not a flood finding: check the unit's address against the official flood map, and ask for its elevation certificate or a survey.
