On November 22, 2005, the Walton County Board of County Commissioners continued the Sacred Oaks Subdivision item on staff's recommendation, while the title opinion and other papers still lacked signatures. When it came back on January 10, 2006, staff described an 87-lot single-family subdivision two miles north of US Highway 98 on Mack Bayou Road, next to Moore's Landing, and reported that it met all technical requirements. No one spoke in public comment, and all five commissioners voted to approve the final plat for recording.

The county's parcel file divides that plat into a 35-lot Phase I and a 52-lot Phase II, together the 87 lots the board approved, and every lot record in both phases cites Plat Book 17, page 46. One more parcel, described as the common areas and streets of both phases, is listed under the Sacred Oaks homeowners association name and cites the same plat page. Read that plat, with the title work for the specific lot, before relying on a listing's account of frontage, water access or shared ground; no public record reviewed here settles those points.

In both the county's parcel file and the state's 2025 tax roll, every lot is coded either single family or vacant, and the two phases differ in scale and age. Phase I, on Beacon Point Drive, has the larger and more varied lots, and the roll dates its first three houses to 2007. Phase II, on Rearden Way, has smaller lots, and the roll dates most of its houses to 2018 through 2024.

Where does Sacred Oaks connect to Mack Bayou Road?

At the January 10, 2006 meeting, a commissioner questioned how the plan connected to Mack Bayou Road. Staff answered that the way in and out ran through Beacon Point Drive, while granting that it was hard to pick out on the plan, and the county's staff engineer said he would have the surveyor review the plan again but that it met the requirements as submitted. Walton County's street file lists Mack Bayou Road as county maintained and places Beacon Point Drive and Rearden Way under Santa Rosa Beach, ZIP 32459.

How big are the lots on Beacon Point Drive and Rearden Way in Sacred Oaks?

On the state's 2025 tax roll, Phase I lots on Beacon Point Drive range from about 3,600 square feet to more than 21,000, the largest being lot 13, and a single parcel record covers lots 21 and 22 together. Phase II lots on Rearden Way run smaller: 39 of the 52 measure 3,500 square feet or less, and the smallest, lot 47, is about 2,600.

How big are the houses on Rearden Way and Beacon Point Drive in Sacred Oaks?

The state's 2025 tax roll gives Phase I houses on Beacon Point Drive from about 1,300 to about 4,700 square feet of living area, the largest on lot 13.
