Living in Paradise Cove

Paradise Cove is the name on two recorded plats in Walton County, both with Santa Rosa Beach addresses in ZIP code 32459. The original plat, recorded in Plat Book 19 at page 19, holds 55 single-family lots, and its houses carry addresses on Emma Grace Lane and Blakely Drew Boulevard, a road that runs north from US 98. The Preserve at Paradise Cove followed as its own plat, in Plat Book 22 at page 5. Its 2019 application to the county commission describes 99 single-family lots on roughly 76 acres on the east side of Blakely Drew Boulevard, reached about 400 feet north of US 98. Its houses stand on JR's Way, Emarie Grey Circle, Dalton Aubrey Drive and Crimsyn Ryan Court.

The two filled in at different times. The state's 2025 tax roll dates the houses it lists on the original plat from 2015 through 2019; most of those lots measure about 5,800 square feet, a few reach about 6,500, and most living areas fall between roughly 2,200 and 3,300 square feet. Every house the roll carries in the Preserve dates to 2021 or 2022. Just over half of its lots measure about 6,600 square feet and the rest range from about 6,400 up to about 10,300, while its living areas are smaller, mostly about 2,000 to 2,800 square feet.

Walton County's parcel records list a different owner for each plat's common ground. The parcel carrying the original plat's streets and common areas is in the name of Paradise Cove Owners Association, and Florida's corporate registry lists Paradise Cove Owners' Association, Inc. as a Florida not-for-profit corporation, status active, filed in August 2014. On the later plat, the owner of record for the streets, rights-of-way, easements and common areas is Preserve at Paradise Cove Owners Association. The county's agenda file for that plat, dated June 2019, gave both its future land use and its zoning as Conservation Residential at two units per acre; confirm the current designation for a given Preserve lot with county planning.

Before relying on a listing, see whether the lot's legal description cites the plat in Plat Book 19 or the one in Plat Book 22, ask the association the county lists for that plat about its current rules and any assessments, and pull the covenants of record, if any, for the lot.
