Ventana Boulevard carries the address of every lot the 2025 state roll lists in Ventana Dunes, under the Santa Rosa Beach mailing name and ZIP 32459. County parcel records cite the plat at Plat Book 13, Page 22, and number its lots 1 through 36 in each of two blocks, A and B. When the project, proposed by Ventana Dunes, Inc., first came before Walton County's commissioners in September 1996, the minutes put it on 10 acres west of County Road 83 and northeast of County Road 30A, in Blue Mountain Beach. Several county legal descriptions of other parcels begin at the plat's southwest corner, which they place on the east right-of-way of County Road 30-A.

The commissioners tabled the planned unit development on September 24, 1996, after an objection, approved it 5 to 0 on October 8, and approved the final plat 5 to 0 on October 27, 1997. Houses went up quickly after that. On the 2025 roll, 49 of the 65 dated houses were built from 1998 through 2005, and 16 carry build years from 2010 to 2023. The later group runs larger: most of the earlier houses hold under 2,000 square feet of living area, while most of the later ones hold 2,000 or more, topping out at 4,020. The roll classes three lots as vacant.

The land is close to uniform. Of the lots the roll lists, 64 measure between 4,350 and 4,400 square feet, about a tenth of an acre, and four are larger, from 4,930 square feet up to 6,615 on Lot 1 of Block B. An association bearing the subdivision's name is on file with the state, and county records list it as owner of record of two parcels classed as common area. Before signing, ask the association for any declaration recorded against the Plat Book 13, Page 22 lots.

Is Ventana Dunes a planned unit development, and why was it tabled in 1996?

It was approved as one. When the project came before the Walton County commissioners on September 24, 1996, a member of the South Walton Community Council told the board it did not meet the requirements for a planned unit development, and the developer's representative said it did. The board tabled it to the October 8 meeting so the code could be researched. On October 8 the board heard that, under the county's Land Development Code, the project qualified as a planned unit development, and it approved Ventana Dunes 5 to 0.

Which Ventana Dunes lots are larger than the rest?

Four stand apart on the state's 2025 parcel roll. Lot 1 of Block B measures 6,615 square feet and is one of the three lots the roll classes as vacant. Lot 14 of Block B measures 5,997 square feet and holds the newest house on the roll, dated 2023 with 4,020 square feet of living area. Lot 13 of Block B measures 5,024 square feet and Lot 36 of Block A 4,930. Sixty-four of the other lots the roll lists measure between 4,350 and 4,400 square feet. The recorded plat at Plat Book 13, Page 22 carries the lot lines.

What land does the Ventana Dunes property owners association hold?

Walton County parcel records list the association as owner of record of two parcels, both classed as common area: the retention and drainage area on the plat, which the state roll measures at 28,314 square feet, and Lot 23 of Block B, where the roll records a 117-square-foot structure dated 2000 without saying what it is. On the state registry, the Ventana Dunes Property Owners Association is an active Florida not-for-profit corporation, document N98000000403, first filed January 23, 1998, with a reinstatement filed in January 2005 and annual reports through 2026.

When were the houses on Ventana Boulevard built?

Mostly in a burst at the start. The final plat was approved in October 1997, and the state's 2025 roll dates four houses to 1998, four to 1999, eleven to 2000 and thirteen to 2001, with the rest of the first wave running through 2005. Sixteen houses carry build years from 2010 to 2023. The vacant lots on the roll are Lot 31 of Block A and Lots 1 and 12 of Block B. The roll reflects the 2025 assessment year, so a house finished later will not appear on it.
