Walton's Landing takes the northwest corner of Chat Holly Road and Nellie Drive in Santa Rosa Beach, in Walton County. A 2019 county staff report describes the application behind it, filed for D.R. Horton: 73 single-family lots, 98 townhomes, a pool amenity and a one-acre commercial parcel on about 38.22 acres, with a future land use of Mixed Use and Village Mixed Use zoning. The plat's certificates record the county commission's approval in August 2021, and the clerk filed it on September 2, 2021, in Plat Book 23, pages 76 and 77.

The plat shows wetlands and common retention areas through the middle of the tract and labels every interior street a 40-foot private right of way. Houses on lots 1 through 57 are addressed on Piper Cove and those on lots 58 through 73 on Spoonbill Road. Townhouse lots 74 through 171, each drawn 20 feet wide and 50 feet deep, are addressed on Crane Street, Sanderling Drive, Limpkin Lane and Egret Avenue. Plat notes forbid clearing inside the wetland buffers drawn on the sheet and set building setbacks of 20 feet in front, seven and a half feet at each side and 15 feet at the rear. The roads and common areas are dedicated on the plat to Walton's Landing Owners Association.

The covenants do not reach every lot. A declaration recorded the same day as the plat originally took in the townhouse lots, but a first amendment recorded June 22, 2022, withdrew townhouse lots 74 through 171 and the townhome tracts around them, stating that they are no longer subject to the declaration. The association joined that amendment as the homeowners' association governing Walton's Landing.

The state's 2025 tax roll lists all 98 townhouse parcels under one limited liability company, each with 1,656 square feet of living area and a build year of 2022 or 2023. The roll's 73 houses date from 2022 through 2024 and hold 1,848 to 2,852 square feet, on lots that mostly measure 6,325 square feet. Commercial lot 1 on Chat Holly Road carries a building the roll dates to 2023.

Not as the public record now reads. The declaration was recorded on September 2, 2021, in Official Records Book 3214, page 2587. A first amendment recorded June 22, 2022, in Book 3257, page 1475, withdrew townhome lots 74 through 171 and townhome tracts A through F from its terms and says they are no longer subject to it or its exhibits. The owners association and D.R. Horton both joined in. For a townhouse, ask the title agent which recorded documents govern that particular lot.

Which Walton's Landing streets have detached houses and which have townhouses?

On the state's 2025 tax roll, the detached houses on lots 1 through 57 carry Piper Cove addresses and those on lots 58 through 73 carry Spoonbill Road addresses. Townhouse lots 74 through 171 are addressed on Crane Street, Sanderling Drive, Limpkin Lane and Egret Avenue. The recorded plat labels each of those six streets a 40-foot private right of way, and it draws Chat Holley Road and Nellie Drive, the tract's two bordering roads, as 66-foot public rights of way.

What fences does the Walton's Landing declaration allow on a house lot?

A second amendment recorded September 9, 2022, rewrote the fence rule. No fence may top 6 feet, chain link is barred, and fences away from a lake are white vinyl unless the Architectural Review Committee approves another material. No fence may stand between the front lot line and a point 20 feet behind the house corner nearest it. Lots on a lake or other water get only 4-foot open picket black metal along the rear line, lots beside conservation or wetland areas get 4-foot open picket on that side, and every fence, invisible ones included, needs written committee approval.

Does Walton's Landing have a community pool?

The association's resident portal says so: posts dated May 26 and June 1, 2023, announced that the Walton's Landing community pool was open, and 2024 posts reported repair closures. The 2019 application listed a pool amenity, and the recorded plat sets aside Tract A1, labeled Amenity, on Limpkin Lane, which the state's 2025 roll lists under the owners association with a structure dated 2023. Ask the association for its current pool rules and whether they extend to townhouse lots.
