Living in Santa Rosa Ridge

Walton County parcel records file Santa Rosa Ridge lots under Unit I in Plat Book 4, Page 22; Unit II in Plat Book 4, Page 36; Unit III in Plat Book 5, Page 16; Unit IV in Plat Book 5, Page 21; the Fox Lake Addition in Plat Book 7, Page 17; and the Fairway Addition in Plat Book 13, Page 32. Units I and II are divided into lettered blocks, A and B in the first and A through C in the second, while parcel legals in the other four cite lot numbers alone. Street addresses across the six plats, listed under the Santa Rosa Beach mailing name on the state's 2025 parcel roll, fall on Ridge Road and Fairway Drive, on Sara Circle, Brian Circle, Nancy Lane and Beth Lane in Unit I, on Jane Circle, Debbie Lane and Joan Circle in Unit II, and on Fox Lake Drive and Fox Lake Circle in the Fox Lake Addition. Directions in December 2022 minutes of the county's Technical Review Committee reach Ridge Road about 1.15 miles south of US 98 on County Highway 393, then Fairway Drive about 0.4 mile west along Ridge Road.

The county commission accepted the final plat of Unit III on July 12, 1977. Its minutes name that unit's street as Fairway Drive, roughly 700 feet long, clayed and ready to be paved, and record the owner's offer to hold money in escrow until the paving was done. On January 14, 1986, the commission approved the Fox Lake Addition's final plat for recording.

Houses on the 2025 roll carry build years from 1976 through 2024 and recorded living areas from 1,308 to 6,240 square feet, and not one built before 2002 reaches 3,300 square feet. Lot scale shifts from plat to plat. Most lots in Units I and II are recorded near 15,000 square feet, about a third of an acre, while Unit III, Unit IV and the two additions mostly hold between about 20,000 and 27,000. In the Fairway Addition, Lots 3 and 4 are each recorded less a 30 foot strip, and those two strips together now make up a separate vacant parcel.

Santa Rosa Ridge FAQ

Which recorded restrictions does Walton County index for each Santa Rosa Ridge plat?

The county's covenants and restrictions map layer, last updated in 2013 from a list the clerk supplied, codes five of the plats for single-family residential use and gives each an Official Records reference: Unit II at Book 101, Page 311; Unit III at Book 124, Page 487, amended at Book 1570, Page 217; Unit IV at Book 145, Page 204; the Fox Lake Addition at Book 370, Page 199; and the Fairway Addition at Book 1760, Page 23, amended at Book 2666, Page 186 with its term extended to April 26, 2030. Unit I has no entry there. Read each recorded document itself before relying on it.

How large are Santa Rosa Ridge lots in Units I and II compared with Unit III, Unit IV and the Fox Lake and Fairway additions?

Florida's 2025 parcel roll records most single lots in Unit I at exactly 14,984 square feet, about a third of an acre, and most in Unit II between about 13,000 and 16,000. Unit III lots mostly run about 21,000 to 23,000 square feet, Unit IV lots about 24,000 to 27,000, Fox Lake Addition lots about 20,000 to 27,000, and most whole Fairway Addition lots about 22,000. Every parcel on that roll that joins whole or half platted lots departs from these figures, as does Fairway Addition Lot 3, recorded less its east 30 feet and carried at 16,588 square feet. Compare land area parcel by parcel.

Which Santa Rosa Ridge parcels join or divide the platted lots?

County parcel records show several. Unit I holds Lots 5 and 6 of Block B as a single parcel. In Unit II, one Block A parcel includes Lot 7 and the west half of Lot 8, another takes the east half of Lot 8 with Lot 9, and Lots 3 and 4 of Block B and Lots 5 and 6 of Block C are each held together. Unit III joins Lots 8 and 9, Unit IV divides Lot 2 in halves between Lots 1 and 3, and the Fox Lake Addition joins Lots 3 and 4.

What years were houses built in each Santa Rosa Ridge unit and addition?

Florida's 2025 parcel roll gives these spans of actual year built: Unit I, 1976 to 2023; Unit II, 1976 to 2024; Unit III, 1983 to 2022; Unit IV, 1992 to 2016; the Fox Lake Addition, 1989 to 2023; and the Fairway Addition, 1998 to 2011. Every plat except Unit III also has parcels with no building on that roll. The spans describe the plat, not a given house, so confirm any single address against its own county parcel record.
