It draws 71 numbered lots in Blocks A and B with retention and common areas, and it shows Botany Boulevard entering on its west line from the road it names Los Roblas Grande Drive. Botany Boulevard and Grand Flora Way are labeled private roads, and county address records also place houses on Caribea Circle.

A declaration of covenants recorded July 12, 2001, at Official Records Book 2337, Page 1921, binds Lots 1 through 71 and provides for an owners' association, Botany Bayou Homeowners' Association. It requires side-entry garages except on lots it lists by number, keeps boats out of front yards, and bars removing magnolia, hickory, oak or longleaf pine trees without approval. It lets any member tie a personal watercraft at a common-area dock for up to 48 consecutive hours and 72 hours a week, and assigns the association upkeep of the common property, including roads, lift stations, and water and sewer lines. One parcel on the county roll, described as all common areas shown on the Botany Bayou plat, carries the association as its owner of record, and a 2018 amendment to the declaration lists a pool among the common property expenses the association funds.

Houses went up over two decades. The state's 2025 parcel roll dates them from 2003 to 2024, most finished by 2009, and lists two lots with no building. On that roll the lots the plat draws down to the bayou hold about 21,000 to 44,000 square feet of land and houses of about 4,200 to 6,900 square feet, while interior lots hold about 9,000 to 23,000 square feet, with houses of about 2,600 to 4,700. What minimum house sizes does the Botany Bayou declaration set?

The 2001 declaration counts floor area without carports, garages, porches, utility or storage space. On an interior lot, a one-and-a-half or two-story house needs at least 1,900 square feet, with 1,400 on the ground floor. Waterfront lots must carry one-and-a-half or two-story houses, and an amendment recorded in March 2003 at Official Records Book 2479, Page 1581 raised their minimum to 3,200 square feet, with at least 1,800 on the ground floor. A house above two stories needs written consent.

Are Botany Boulevard and Grand Flora Way private roads?

The 2001 plat labels both as private roads, and its dedication states that the plat dedicates no streets, common areas, rights-of-way or easements to the public. As recorded, the declaration assigns the owners' association the maintenance and repair of the common property, which it says includes roads, lift stations, and water and sewer lines. Ask the association how it handles road upkeep today before relying on that arrangement.

Can a Botany Bayou waterfront lot have its own dock?

The declaration makes any dock, boathouse, jetty or bulkhead wait on written approval of its plans, and says every boat dock needs a Walton County building permit and approval of its size, location and design.
