Cottage Grove-A Coastal Neighborhood is recorded at Plat Book 21, page 79, and Walton County's parcel layer lists lots 1 through 38 at that plat page, each one coded single family. County planning records connect it to a second name. A February 2025 staff report on a six-townhome plat, whose drawing shows Cottage Grove as the adjoining subdivision, calls that plat Phase IV, the final phase, of the Cottages at 393 South development. A final plat under that name, for 38 single-family lots and a pool amenity on about 14.27 acres on the west side of County Road 393 South, north of Cypress Pond Road and south of Edgewood Terrace, went before the Board of County Commissioners on May 23, 2019. A commissioner asked about stormwater, and the applicant's representative described a centralized pond retention system and the location of an excess run-off site; the county attorney said stormwater had been addressed in the development order process. One speaker opposed the plat, and the board approved it 4 to 0, subject to the conditions in the staff report.

On the state's 2025 tax roll, lots 1 through 34 carry White Cottage Road addresses and lots 35 through 38 carry White Cottage Cove addresses, all in Santa Rosa Beach 32459, and every lot holds a house the roll dates to 2020, 2021 or 2022. Land area is where the public records split. The roll gives lot 38 about 3,500 square feet of land, while the county parcel layer credits it with 0.34 acre, about 14,800 square feet, the largest acreage it shows for any lot here. Lot 34 reads about 3,400 square feet on the roll against 0.1338 acre, about 5,800 square feet, in the county record, and the roll also puts lots 16, 17 and 20 well under their county acreage. Check a lot against the recorded plat before trusting either figure.

The parcel layer lists the streets, roads and common areas shown on the Cottage Grove plat as common-area records under the name Cottage Grove Owners Association, and it lists a separate record for the roads, drainage and utility easements of the townhome plat next door under the same name. What those records cover, and whether the pool named in 2019 stands and who may use it, are questions for the recorded plats and the association's documents; no public record reviewed here answers them.
