Living in The Retreat

The Retreat shows almost nothing from the road, and the record explains why: the entrance comes off Scenic 30A, but the county's addressing layer puts the houses between roughly 640 and 2,280 feet south of the highway, with the middle of the plat about a third of a mile back. The streets carry Caribbean names, Bermuda, Saint Lucia, Tortola, Antigua, and the association describes an architecture drawn from Caribbean forms and West Indies color with no single governing style, a mix its own consultant characterizes as running from Bermudian and Low Country Louisiana to French and Spanish Colonial. That variety is deliberate and supervised: the association maintains a design review board, publishes design review guidelines and a list of approved architects and contractors, and the board's chair holds a titled officer seat on the association's state corporate filing. The Retreat of South Walton County Homeowners Association has been chartered since September 1996 and is currently active, with an outside management company running day to day operations. The beach is the community's own. The association publishes 3,000 feet of private gulf frontage, dedicates 1,000 of those feet to preserving the dune landscape for nesting turtles and terns, and reaches the sand through four walkovers gated with revolving codes, behind an entrance gate it says is monitored seven days a week and backed by on-site courtesy patrols. Draper Lake forms the western boundary, with private access there for paddleboarding, canoeing and kayaking. Ground conditions change sharply across a short distance. Federal flood mapping rates the southern rim a coastal high hazard area carrying a 12 foot base flood elevation, where the surface reads only a few feet above sea level at the dune toe, while the middle of the community sits near 41 feet in a zone of minimal hazard. County mapping settles a second question along the way. The state's own tax roll and the county's separate street addressing layer agree on the same 91 platted parcels here, matched exactly on parcel identifier, but only 75 of those parcels have actually been issued a street address; the other 16 read NO ADDRESS ASSIGNED in the county's own system, close to the association's own count of fifteen still vacant lots. Of the 75 addressed sites, 22 fall inside the mapped 300 foot dune lake buffer around Draper Lake on the western side. Walton County zones the plat for traditional neighborhood development with a mixed use future land use designation. The community is not finished; the association reported it at about 77 percent complete in May 2026, with fifteen vacant lots and seven more in construction, major renovation or design.
