Fifty-two lots make up Treasure Trove Estates, split between a Phase I plat and a combined plat for Phases II and III, and Walton County's address records file the houses under Santa Rosa Beach, 32459. The county's 2017 staff report placed the second and third phases on the east side of the intersection of Las Roblas Grande Drive and Casa Grande Lane, and the traffic review bound into that report put the site at the north end of Goldsby Road.

County staff treated this ground as lots of record in Corsair Estates, an unrecorded subdivision in Section 19 of Township 2 South, Range 20 West, and a September 2006 staff determination held that replatting it as Treasure Trove reduced those lots of record to 52. An April 2008 development order approved the master phase plan, gave Phase I its approval and the later phases conceptual approval, and approved a redesign that moved lots and the public right of way out of the wetlands. The Phase I plat was recorded on October 31, 2016, and on March 14, 2017 the county commission voted 5 to 0 to approve the 41 lots of Phases II and III with conditions.

All eleven Phase I lots carry Las Roblas Grande Drive addresses. The 41 later lots carry 20 Galley Lane addresses, 15 on Krewe Circle, five on Las Roblas Grande Drive and one on Casa Grande Lane. An objection letter bound into the 2017 staff report described an earlier layout that ran Galley Lane to Casa Grande Lane at the site's northwest corner; the design the commission approved ends Galley Lane at a T turnaround instead.

The state corporate registry shows Treasure Trove Estates Homeowners Association as an active Florida not-for-profit corporation, first filed on August 4, 2014 under document number N14000007310, reinstated on February 23, 2018, and with its most recent annual report filed on April 7, 2026. For the plat drawing of a particular lot, lots 1 through 11 are in Plat Book 20 at pages 7 and 8, and lots 12 through 52 in Plat Book 22 at page 20.

Which recorded plats make up Treasure Trove Estates, and where are they filed?

Two. The Phase I plat was approved by the county commission and recorded on October 31, 2016, in plat book 20 at pages 7 and 8, and its eleven lots all carry Las Roblas Grande Drive addresses. Phases II and III share one plat, book 22 at page 20, covering lots 12 through 52. In the county's parcel records each lot's legal description names its phase and plat book, which tells a buyer which plat to pull; the Phase I streets and common areas sit in one common-area parcel, and Krewe Circle with the later phases' common areas in a second.

Does Galley Lane in Treasure Trove Estates connect to Casa Grande Lane?

Not under the design Walton County approved in 2017. A January 2017 objection letter bound into the staff report described Galley Lane meeting Casa Grande Lane at the site's northwest corner and asked for a cul-de-sac or T turnaround. The staff report describes the new design's T turnaround at the end of Galley Lane near lots 40 and 41, and the minutes record the county planner telling the commission the lane would not go all the way through. A condition recommended by the South Walton Fire Marshal keeps lot 40, the lot at the top of the T, from direct driveway access off the turnaround.

What did the county record about wetlands, soils and fill on the Treasure Trove site?

The 2017 staff report counted 4.65 acres of state and federal jurisdictional wetlands on the roughly 18.75 acres of the second and third phases, and its environmental section named three soil units: Leon sand, Mandarin sand and Pamlico muck. In a memo dated March 7, 2017, the county floodplain manager reported reviewing the engineering firm's documentation and having no further comments. Public works, reviewing the engineer's stormwater analysis, wrote that the proposed fill within the floodplain area would have an insignificant impact on the staging of surface water runoff in the basin, with no rise in floodwaters from before to after development.

When were the houses in each Treasure Trove phase built, and how large are they?

The 2025 state tax roll gives all eleven Phase I houses a 2018 build year, with recorded living areas of about 2,050 to 3,560 square feet on lots of about 7,800 to 10,300 square feet. In Phases II and III, 37 houses carry 2022 and three carry 2023, with living areas of about 2,000 to 3,200 square feet on lots of about 5,100 to 13,600 square feet. One later-phase lot, the one with the Casa Grande Lane address, is recorded as vacant land.
