Peach Creek is a subdivision of single-family houses with Santa Rosa Beach addresses in ZIP 32459, Walton County. It was recorded in five phases: Phase 1 in Plat Book 18, page 17; Phase 2-A in Plat Book 19, page 4; Phase 3 in Plat Book 19, page 87; Phase 4 in Plat Book 20, page 59; and Phase 5 in Plat Book 21, page 6. The county's parcel records class the lots on those plats as single family, and the 2025 state parcel roll gives every single-family parcel on them a year built and a recorded living area, from 1,775 to 3,975 square feet.

Phase 5 came before Walton County's Technical Review Committee on February 7, 2018, as a plat filed on behalf of D.R. Horton for 53 single-family lots on about 18.42 acres east of Old Ferry Road and south of Coochee Road. Tim Brown, the reviewer the minutes name for that plat, told the committee it was the last phase of Peach Creek, and the committee voted to send it on to the Board of County Commissioners. The state roll's build years run from 2011 on the Phase 1 streets to 2020 on Conner Circle and Wayne Trail in Phase 5.

In June 2023 a South Walton Fire District reviewer, writing about emergency access for a neighboring project, stated that the existing Peach Creek subdivision was already over the 100-household cap and had only one way in and out. That project, the Peach Creek Mixed-Use Development on U.S. Highway 98, is separate from the subdivision; its application places existing single-family houses and Peach Creek HOA common area immediately east of its site. In September 2023 the Board of County Commissioners voted 5-0 to adopt Ordinance 2023-21, approving that project's conceptual plan with conditions.

When was each phase of Peach Creek built?

The 2025 state parcel roll dates the Phase 1 houses, on Bella Boulevard, Denny Drive, Kinley Avenue and Macy Lane, from 2011 to 2014. Phase 2-A, on Maddox Street and Buddy Lane, runs from 2015 to 2019; Phase 3, on Lamon Drive and Viper Road, is all 2017; Phase 4, on Bryant Road, Constance Court and Wayne Trail, is 2018 and 2019; and Phase 5, on Conner Circle and Wayne Trail, is 2019 and 2020. Five houses in the first three phases carry Old Ferry Road addresses. The reviewer on the Phase 5 plat called it the last phase in 2018.

How many ways in and out of Peach Creek are there?

A June 23, 2023 email from a South Walton Fire District reviewer, filed with Walton County's review of the Peach Creek Mixed-Use Development, says the existing Peach Creek subdivision was already over the 100-household cap and had only one way in and out, and that he could not approve that project's proposed eastern route if it ran through the subdivision. On June 29 he wrote that a design ending the project's secondary emergency road on U.S. Highway 98, near the site's western property line, was acceptable. Ask the county whether the subdivision's own access has changed since.

Is the Peach Creek Mixed-Use Development on Highway 98 part of the Peach Creek subdivision?

No. It is a separate project on its own parcels: a conceptual plan for 510 multifamily units and 138,000 square feet of commercial and health care space on U.S. Highway 98. Its application describes existing single-family houses and Peach Creek HOA common area immediately east of the site, and it proposed a conservation easement over the wetlands between the eastern bank of the creek called Peach Creek and the site's eastern boundary. The county commission's September 26, 2023 approval added a three-story height limit, a 30-foot buffer and trees and shrubs in that buffer. Ask the county what has been permitted there since.

Does Peach Creek Phase 5 have its own homeowners association?

Florida's corporate registry lists an active corporation named Peach Creek Phase 5 Owners Association, Inc., and a second active one named Peach Creek Subdivision Homeowners Association, Inc. The registry listing does not say which lots either one reaches or what either may require of an owner. For a lot on the Phase 5 plat, Plat Book 21, page 6, have the title agent pull the covenants recorded against that lot and confirm which association, or whether both, it answers to.
