Turquoise Beach is a platted subdivision in Santa Rosa Beach, carried on Walton County's parcel roll under four recorded filings: the original Turquoise Beach Subdivision, then a First, Second, and Third Addition, filed in the county's Plat Book 3 at pages 31, 36, 37, and 44. Together the four filings carry about 120 recorded lots totaling roughly forty-three acres, laid out in blocks along Turquoise Beach Drive and My Way, with Foxglove Street, Palmetto Street, Camp David Lane, and Harborview Road completing the grid. One of the plat's roads, Mack Bayou Road, carries the name of Mack Bayou, a stream the U.S. Geological Survey's national gazetteer records in Walton County. Blocks in the original plat and its First Addition are lettered, running through Block E, while the Third Addition numbers its blocks one through three instead, a filing-by-filing difference a buyer can still read directly off the legal description on any deed in the plat.

County building records show a wide span of construction dates inside the plat: the earliest recorded year built is 1965 and the most recent is 2024, so decades-old houses sit on the same blocks as recently finished ones. Recorded living area on file ranges from under 900 square feet to nearly 6,000 square feet across the plat's homes. Single-family houses make up most of the parcels on file, with a smaller number recorded as manufactured or mobile homes, mainly in the First and Second Additions, and a handful of lots across the four filings still recorded as vacant.
