Living in Tranquility By The Bay

With the final plat of Tranquility By The Bay before them on August 9, 2005, Walton County's commissioners voted 5 to 0 to approve its final order for recording, conditions included. The county's growth management and planning director had told them the plat met all minimal technical standards of the Land Development Code and Comprehensive Plan, and that both staff and the Planning Commission recommended approval. The land use items at that hearing began with an agreement covering the development's conditions, the first of which was moving Nursery Road. One commissioner recalled that the board had asked the developer to meet with residents and have them sign off on the development order; the applicant's attorney did not recall being told to get neighbors to sign off, but assured the commissioner he would meet with two people the minutes name to review the order before any clearing took place.

Today the county parcel file carries fifteen lots, every one of them citing Plat Book 16, page 94, and one further parcel whose legal description covers all streets, common areas and limited common areas as described on that plat. The state's 2025 tax roll gives lots 1 through 7 and lot 15 Tranquility Lane addresses and lots 8 through 14 Tranquility Court addresses, codes each lot as a single-family home with one building, and places all of them in Santa Rosa Beach, ZIP 32459. The county's street map draws Tranquility Lane from East Nursery Road, with Tranquility Court branching off the Lane.

The houses came more than ten years after the plat vote. The 2025 roll dates all seven Court houses and the lot 15 house on the Lane to 2016, lots 1 through 5 and lot 7 to 2017, and lot 6 alone to 2021. Living area on the roll runs from about 1,800 to about 2,690 square feet. Land area is less settled: the roll gives the lots about 4,450 to about 6,530 square feet, while the county parcel file lists them at 0.08 to about 0.11 acre and puts them in a different order by size, so measure a lot from the recorded plat or a survey.

Tranquility By The Bay FAQ

What did the Nursery Road agreement for Tranquility By The Bay require?

The minutes of the August 9, 2005 hearing list its terms: Nursery Road was to be relocated, the county would adjust the centerline of the road once the relocation was done, the land was to be deeded to the appropriate property owners before construction of the project, and other related issues were covered. The board was told the developer had accepted every condition staff recommended, and the minutes record that no action was needed on the agreement itself. The minutes do not describe the road as built, so check the recorded plat for where the right of way runs today.

Is the Tranquility By The Bay owners association active, and what do county records show for the plat's common areas?

Registered as a Florida not-for-profit on July 26, 2005, two weeks before the plat vote, and listed as active with an annual report filed on April 20, 2026, state document N05000007644 is Tranquility By The Bay Owners Association, Inc. Separately, the county parcel file carries a record whose legal description covers all streets, common areas and limited common areas as described on the plat, and the county street file names no maintainer for Tranquility Lane or Tranquility Court while listing East Nursery Road as county maintained. Neither record says what the association keeps up; read the plat and a lot's title work for that.

Which lot in Tranquility By The Bay is the largest, and do the state and county records agree on lot size?

They do not agree. On the state's 2025 roll, lot 11 on Tranquility Court carries the most land, about 6,530 square feet, and the other fourteen lots run from about 4,450 square feet on lot 14 to about 5,370 on lots 1 and 8. Walton County's parcel file gives the lots in acres instead, from 0.08 on lots 2 and 15 to about 0.11 on lot 8, the most in that file, and it gives lot 11 the same acreage as lot 1. Before weighing one lot against another, measure it from the recorded plat, Plat Book 16, page 94, or a survey.
