On Walton County's parcel roll, most legal descriptions call this subdivision Escada S/D and cite Plat Book 13, page 11, some of them reading pages 11 through 11C. The state roll places the Escada homes it carries on seven streets: Calle Escada, Corte Lago, Corte Roble, Corte Pino, Corte Palma, Corte Bambu and Via Largo. Every point the county's address file holds on those streets reads Santa Rosa Beach, ZIP 32459.

Lots are numbered in Block A and Block B. The county roll classes each Block B parcel as a townhouse, while Block A holds both single-family houses and townhouses. Every Escada parcel the county classes single-family is a Block A lot on Calle Escada or Corte Lago, and the state roll gives those houses about 1,800 to 3,100 square feet of living area on lots of about 6,500 to 12,700 square feet, built between 1998 and 2004. Block A's townhouses are on Corte Roble, Corte Pino, Corte Palma, Corte Bambu and part of Calle Escada, with about 1,500 to 2,400 square feet. The Block B townhouses the state roll carries all have Via Largo addresses and about 1,200 to 2,100 square feet, and the roll dates them 1998 to 2003.

On the county roll, the legals for Block A Lots 107 through 118 carry the name Escada II and cite a replat in Plat Book 15, page 73. Every one of them is classed a townhouse. The state roll dates them to 2004, apart from the Corte Bambu homes, dated 2006, the latest year it gives any Escada home.

The county roll lists Escada Homeowners Association as owner of the common-area parcel, whose legal description reads all common areas and elements, including roads and a preservation area, as shown on the plat of Escada S/D. Two not-for-profit corporations filed with the state on October 22, 1998, Escada Block A Homeowners Association, Inc. and Escada Block B Homeowners Association, Inc., are both listed as active in its corporate registry. None of these records says how the roll's owner name relates to the two corporations, or which of them, if any, assesses a particular lot.

Are there single-family homes in Escada, or only townhouses?

Both, though not in both blocks. On the county parcel roll, every Escada lot classed single-family is in Block A, and the state roll puts those houses on Calle Escada and Corte Lago, on lots of roughly 6,500 to 12,700 square feet. Every Block B parcel is classed a townhouse, and Block A carries townhouses as well, on every Corte street except Corte Lago and along part of Calle Escada. To tell which block a lot sits in, read its legal description for BLK A or BLK B, or check the county parcel number, where the segment 00A or 00B carries the block.

Is Escada one HOA or separate Block A and Block B associations?

Public records carry more than one name, and neither the state registry nor the county roll says how they relate. The registry lists Escada Block A Homeowners Association, Inc. (document N98000006047) and Escada Block B Homeowners Association, Inc. (N98000006046), both Florida not-for-profits, both active, each with a 2026 annual report filed. The county roll names a differently worded owner, Escada Homeowners Association, on the common-area parcel whose legal takes in the plat's roads and preservation area. For a lot in either block, ask the seller which of these names, if any, bills it, and for the recorded instrument behind that.

What is Escada II in Santa Rosa Beach?

Escada II is the name the county roll gives Block A Lots 107 through 118, whose legal descriptions name a replat at Plat Book 15, page 73. Each of those lots is classed a townhouse, with state roll addresses on Corte Pino, Corte Bambu and Calle Escada and build years of 2004, or 2006 on Corte Bambu. All but one of the Escada II legals, and most other Block A townhouse legals, also cite Official Records Book 1767, page 240, which no single-family legal in Escada cites. The roll does not say what that instrument is, so pull it along with the deed.

Do Escada townhouse lots include part of the neighboring lot?

Some do, going by the county roll. In Block B, Lot 17 is described as Lot 17 and the west 4 feet of Lot 16, Lot 15 takes in the east 4 feet of Lot 16, and Lot 16 itself is described less both of those strips. In Block A, Lot 80 includes the north 2.90 feet of Lot 79. A survey on any of these lots should follow the deed's full legal description rather than the lot number printed on the plat.
