The beach in Magnolia Beach faces north. The plat's northern parcels run to Choctawhatchee Bay itself, close enough that the mapped shoreline and the mapped parcel line effectively meet, and the Gulf is no part of this address at all. Two neighbors set the rest of the frame. Eden Gardens State Park, 161 acres of state land at 181 Eden Gardens Road, begins about 1,330 feet east of the plat's eastern edge, which is a walk rather than the drive its usual billing suggests. In the other direction the highway is further off than most descriptions allow: US Highway 98 lies about 5,570 feet south of the nearest parcel, better than a mile, and County Highway 395 is roughly 4,690 feet away. The flood map is the sharpest thing on this ground, because it refuses to hold still. Sampling parcels from the southern blocks toward the water returns Zone A at the south end, Zone X across the middle, and Zone AE with base flood elevations of 7 feet and then 9 feet at the two northernmost sampled parcels. Three different regulatory answers inside one subdivision name, arranged in a band that tracks the distance to the bay. The federal elevation service reads about 11 feet near the middle of the plat. What stands here is new. Of the parcels the county roll files under this name, one hundred and twelve of two hundred and sixty-three carry no building at all, and among those that do, ninety-four were finished in 2010 or later against four that predate 1990. The houses are modest for the corridor, a median near 1,884 square feet with a single parcel at or above 4,000, on lots running about a sixth of an acre at the median. No adopted county overlay reaches this ground. Magnolia Beach appears on none of Walton County's eight approved neighborhood plans, and the closest of them, Point Washington, carries a boundary described through Sections 26 and 35 of Township 2 South, Range 19 West, while every parcel here sits in Section 27 or Section 28 of that same township and range. The general county code and whatever is recorded against the individual lot are therefore the governing documents.
