When the county's Board of County Commissioners approved it on June 1, 2004, the hearing minutes placed the site on the east side of West Hewett Road, about 1.25 miles north of US 98, and presented it as 86 lots on 12.35 acres under the Neighborhood Planning Area/Infill land use designation. County parcel records now cite a recorded plat at Plat Book 16, Page 29, and lot numbers on the state's parcel roll stop at 78, eight short of the count presented at the hearing. The approval carried a drainage condition. As the final order was first issued, stormwater management structures were to sit under the footprint of the houses and garages. The county engineer told the board the applicant had agreed to write the condition into covenants and restrictions, and the approving motion required a note on the plat about the stormwater plan. In September 2004, after the project engineer reported that the design put the structures under the houses only and county engineering concurred, the board amended the final order.

Houses came years after the approval: the oldest on the state's 2025 roll dates to 2011 and the newest to 2024. Most lot areas fall between about 4,500 and 5,000 square feet, while living area runs from about 1,650 to 3,600 square feet, with most houses between about 2,300 and 3,000.

No recorded declaration or covenants were read in preparing this page, nor was the plat, so whether and how the plat carries the stormwater note the motion required is unconfirmed.
