Walton County commissioners approved Audubon Point on August 9, 2005, as a major development of 70 single-family lots on about 35.77 acres. The request appears in those minutes as Audubon Pointe, formerly known as Cottages of Point Washington. The minutes locate the tract north of US 98 and northwest of County Road 395, on the north and east side of East Point Washington Road, with a future land use designation of Conservation Residential 2:1. On August 28, 2007, the board voted 5 to 0 to approve the final plat for recording with conditions, and the lot legals on the county parcel roll cite Plat Book 18, page 24.

That county roll now carries lots numbered 1 through 66, each coded single family. Both approvals counted 70 lots, so the recorded plat is the document that settles the final layout. The state's 2025 parcel roll lists 64 of these lots, each with one house and a Santa Rosa Beach address on Montclair Avenue, Melrose Avenue or Oakley Court. Four of those houses date to 2008 and 2009, 59 to the years 2014 through 2017, and one, on lot 28, to 2024. The smallest recorded living area there is 1,786 square feet and the largest 3,578, and parcel sizes span 4,965 to 14,374 square feet.

The county roll lists Audubon Point Homeowners Assoc Inc as owner of one further parcel, and its legal description reads all streets, common areas and limited common areas as described on the plat. In October 2011, county staff told the board that the subdivision had received its final inspection with no outstanding issues. Ask the association which of those areas it maintains, and read the recorded plat, before counting on any shared ground.

The county parcel roll today lists lots numbered 1 through 66, all coded single family, and one more parcel, owned by the homeowners association, covering the streets and common areas shown on the plat. The lot legals cite Plat Book 18, page 24; pull that plat from the county clerk and read its lot layout before relying on either figure.

What years were the houses in Audubon Point built?

The state's 2025 parcel roll gives lots 1 and 7 a 2008 year built and lots 2 and 3 a 2009 year built. Every other house it lists dates to 2014, 2015, 2016 or 2017, except lot 28, which shows 2024. That roll carries 64 of the 66 lots; lots 41 and 42 do not appear on it, so check the county property record for either of those two addresses before comparing it with a neighbor.

Is East Point Washington Road paved at Audubon Point?

A footnote on that index page qualifies its rows: a listed road may be county maintained only in part, and Public Works answers for a given segment. Paving the county road was a condition of the August 2005 approval, with the county preparing the base and the applicant supplying asphalt at least two inches thick, and in October 2011 the board voted 4 to 1 to reimburse the developer for base work on that road.
