Living in Eden Estates

Walton County's parcel records split Eden Estates in two. One part is the recorded plat, cited on the roll as Plat Book 5, Page 25, its lots set in blocks lettered A through I. The other is the part its own legal descriptions call unrecorded, and nearly all of those parcels are written out in metes and bounds, measured from survey corners in Sections 35 and 36 of Township 2 South, Range 19 West; some cite a drawing recorded at Official Records Book 111, Page 104. Addresses run along Eden Drive, Eve Circle, Adams Way, Apple Court, Fig Court, Carlos Court, Garden Court Lane and Dog-Hobble Lane, and the state roll gives every parcel in both parts Santa Rosa Beach as its site city.

Block I reads differently from the rest of the plat. Its lots carry Eve Circle addresses and county acreages from about 1.1 to 3.4 acres, where most other lots measure roughly half an acre, and most Block I legal descriptions add the part of a canal easement lying north of the lot and extending to the canal, named in one entry as the U.S. Army Corps of Engineers Intracoastal canal easement. The 2025 state roll filed most Block I lots as vacant land. In 2021 the county advertised paving the whole of Eve Circle, which its bid notice called an existing dirt road, and its bid page lists that contract as awarded.

Across both parts, the 2025 state roll dates the houses from 1980 to 2023 and records living areas from under 600 to more than 7,000 square feet, and several parcels join two to four platted lots under one legal description. The county roll files a common-area parcel described as all parks on the plat of Eden Estates, carried in the name Eden Estates Owner's Association. A county map layer of recorded covenants, compiled from a Clerk of Court list, points to a covenants and restrictions document for the plat at Official Records Book 156, Page 438. Read that instrument, the plat and the easement language for any lot before relying on a summary of them, this one included.

Walton County's records carry the recorded plat at Plat Book 5, Page 25, with lots in blocks A through I, and separately a section its legal descriptions call unrecorded, whose parcels are nearly all written in metes and bounds from survey corners, a few of them citing a drawing at Official Records Book 111, Page 104. Both parts use block letters, so check whether a deed cites the plat book and page or the word unrecorded. On an unrecorded lot, have the surveyor work from the written description in the deed chain.

What is the canal easement on the Eden Estates Block I lots?

The county's parcel records describe most Block I lots together with the part of a canal easement lying north of each lot and running to the canal, and one entry names it the U.S. Army Corps of Engineers Intracoastal canal easement. Those same records put the Block I lots at roughly 1.1 to 3.4 acres. No record read for this page says what a lot owner may place in that strip or at the water, so read the easement and the vesting deed, and raise any dock or bulkhead plan with the Corps before counting on it.

Was Eve Circle in Eden Estates ever paved?

Walton County put the Eve Circle Roadway and Drainage Improvements out to bid in February 2021. The notice called for the entire road, described as an existing dirt road, to be regraded and paved as two 10-foot lanes, with an exfiltration trench, pipe and inlets along the centerline and an outfall fitted with an in-line check valve. The county's bid page lists the contract as awarded but gives no completion date, and the county's street layer still lists the surface as dirt, so see the road yourself.

Which Eden Estates streets does Walton County maintain?

The county's street layer lists Eden Drive, Eve Circle, Apple Court, Fig Court, Carlos Court, Garden Court Lane and most of Adams Way as county maintained. It leaves the maintenance entry blank for Dog-Hobble Lane, the address street for lots in the unrecorded section's Block D, and for the stretch of Adams Way numbered 191 to 210, and it lists both of those as dirt. Ask Walton County Public Works who keeps up the road in front of a lot before buying there.

Are there recorded deed restrictions on the Eden Estates plat?

A Walton County map layer of properties with recorded covenants, built from a Clerk of Court list and last updated in 2013, lists a covenants and restrictions document for the plat at Official Records Book 156, Page 438. It marks the use single-family residential, with commercial and industrial marked no, and gives a duration of September 1, 1986 plus each successive ten years beside a separate expiration entry of December 6, 2008. The layer does not reconcile those dates, so have a title agent read the instrument for the lot you want.
