At a June 1, 2004 land use hearing, Walton County commissioners approved the proposal for Grayton Bayou that their minutes describe as RPM Development, LLC's single-family subdivision on 11.95 acres, north of Highway 98 on East Point Washington Road, off Bay Drive, with a land use designation of Small Neighborhood and Residential Preservation. On October 26, 2004 the board approved the Grayton Bayou Subdivision final plat for recording, and the county's lot descriptions cite the subdivision at Plat Book 16, Page 31.

The county's parcel records number the lots 1 through 35, with Lots 20 and 21 held as one parcel, and give its houses Santa Rosa Beach addresses, ZIP 32459, on Riker Avenue, Greenbriar Lane, South Magnolia Beach Way and Grayton Bayou Drive. A street name does not by itself place a house here: the statewide tax roll files other parcels on Riker Avenue and Greenbriar Lane as lots in numbered blocks of Magnolia Beach, so check that a deed's legal description names Grayton Bayou. The 2025 statewide roll codes every house on a Grayton Bayou lot as single-family, built between 2010 and 2024, with living areas from about 1,700 to just under 3,400 square feet. It records 7,635 square feet for each of Lots 1 through 11 on Riker Avenue, just over 5,000 for Lots 12 through 17 on Grayton Bayou Drive and 15,001 for each of Lots 32 through 34 on Greenbriar Lane, with the remaining lots between 4,500 and about 7,600. In September 2026 the county's parcel records still coded about half of the lot parcels as vacant, Lots 9, 10 and 11 among them.

Grayton Bayou Owners Association, Inc. filed its articles of incorporation on October 31, 2003, and Florida's corporate registry records the not-for-profit as active, with a 2026 annual report on file. Article X of those articles concerns stormwater, and the county's parcel records list the association as owner of a common parcel described as all commons, uplands, Pond A, Pond B and Grayton Bayou Drive. Article IX says the corporation shall be governed by bylaws; before closing, ask the association for them, for any recorded declaration and for the current assessment.
