Living in Hawk's Landing

Hawk's Landing lies on the east side of Indian Woman Road, about 0.2 miles north of Chat Holley Road, on land Walton County staff described in 2020 as vacant. On December 22, 2020, the county commission approved, by a vote of 5 to 0, a phased development of 150 townhomes and four single-family homes on about 38.85 acres. Phase 1 holds townhouse lots 1 through 76 in Block A and four lots for detached homes in Block B, addressed on Nest Lane. The county roll indexes Phase 1 to Plat Book 25, page 94, while the Phase 2 replat labels it Plat Book 24, pages 94 to 98, so confirm the book with the clerk. Phase 2 holds townhouse lots 77 through 150 on about 8.91 acres, and the commission approved its replat 4 to 0 in June 2025. The 2020 report lists Conservation Residential 1:2.5 and Village Mixed Use zoning, at proposed densities of 0.2 and 7.96 units an acre, and the 2025 replat report lists Village Mixed Use for Phase 2.

The 2020 plans proposed two-story townhouses about 25 feet tall, set in clusters of four, six, seven or eight units. The county roll carries every townhouse as its own parcel with an owner of record, legally a numbered lot in Block A, and describes none as a condominium unit; ask for a lot's deed and title commitment to see what land conveys with it. On the state's 2025 parcel roll, Phase 1 townhouse lots measure 1,040 or 1,092 square feet and each Nest Lane lot 6,316 square feet. Every built Phase 1 house on that roll, townhouse or Nest Lane home, dates to 2024.

The 2020 staff report's environmental summary puts about 12.44 acres of the site in wetlands under federal and state jurisdiction, and it names mesic and hydric flatwoods as the two vegetative communities. The county roll lists the Hawk's Landing Townhome Owners Association as owner of each phase's parcel described as common areas, streets and wetlands, the Phase 1 parcel at 26.03 acres. General Note 9 on the approved Phase 2 replat requires wetlands and wetland buffers to remain intact, undisturbed and uncleared. Before planning work on a lot, have a survey locate the wetland buffers, and ask for the association's governing documents, including any recorded declaration, and whether they reach the Nest Lane houses.

Are Hawk's Landing townhomes in a flood zone?

General Note 7 on the Phase 2 replat approved in June 2025 says a letter of map revision based on fill, case 23-04-3101A of April 20, 2023, removed all lots shown from the special flood hazard area, though the letter was not yet on the FEMA map when the plat was recorded. It reads the December 30, 2020 maps as Zones X and AE (elevation 6 feet). In April 2025 the county's floodplain reviewer wrote that the platted area is in Zone X. Note 8 sets a minimum finished floor elevation of 8.25 feet for lots 77 through 150. For a Phase 1 unit, ask for its elevation certificate.

What does the Hawk's Landing HOA maintain?

The Phase 2 replat the county approved as presented in June 2025 dedicates the private streets, wetlands, common and retention areas, easements, setbacks and buffers shown on it to the Hawk's Landing Townhome Owners Association, a Florida not-for-profit corporation. The same clause names them the association's perpetual maintenance obligation. For Phase 1, the county roll lists the association as owner of the parcel described as common areas, streets and wetlands recorded in Plat Book 25, page 94. The four Nest Lane houses are Block B lots, outside the townhouses' Block A; ask whether the association's documents reach them.

How many square feet are Hawk's Landing townhomes?

On the state's 2025 parcel roll, every Phase 1 townhouse with a recorded building shows 1,645 square feet of living area and a 2024 year built. That roll was drawn from county files submitted in April 2025, and it shows no building on the Phase 2 lots it lists, so pull the current county record for any Phase 2 address. The four Nest Lane houses, the detached Block B homes, show 2,059 to 2,446 square feet of living area on the same roll.

Does Hawk's Landing have a public park?

The 2020 application proposed a passive public park at the northwest corner, open to foot and bicycle traffic only, and a grassed and irrigated recreation field in the northeast section. It also proposed a public sidewalk along about 1,170 feet of Indian Woman Road frontage. At the December 2020 hearing, county staff said the applicant would dedicate two acres for public park purposes. The county roll now lists a 1.95-acre parcel described as the recreation area recorded in the Phase 1 plat, with Walton County as owner. The roll does not say what stands there, so ask the county before counting on the proposed park.
